Market Update - A Local Perspective

New Castle County, DE

New Castle County  experienced an 1.0% decrease in the number of sold homes for the first quarter of 2018 compared to 2017 and a 2.2% increase in the median sales price from $207,950 to $212,450. The number of homes that went under contract in the 1st quarter of 2018 decreased 7.0% from 2017.

Kent County, DE

For the 1st quarter of 2018, Kent County experienced an 3.3% increase in the number of sold homes compared to 2017 and a 0.1% decrease in the median sales price from $194,500 to $194,400. The number of homes that went under contract in the first quarter of 2018 increased 10.7% from 2017.

Sussex County, DE

For the first quarter of 2018, Sussex County experienced an 3.5% decrease in the number of sold homes compared to 2017 and an 11.8% increase in the median sales price from $255,000 to $285,000. The number of homes that went under contract in the 1st quarter of 2018 increased 3.3% from 2017.

Southern Chester County, PA

Southern Chester County  experienced a 6.3% decrease in the number of sold homes in the 1st quarter of 2018 compared to 2017 and a 5.6% increase in the median price of sold homes, from $341,000 to $360,000. The number of homes that went under contract in the first quarter of 2018 decreased 8.1% from 2017.

Cecil County, MD

For the first quarter of 2018, Cecil County experienced an 12.5% decrease in the number of sold homes compared to 2017 and a decrease in the median sales price of 4.7%; from $215,000 to $204,982. The number of homes that went under contract in the 1st quarter of 2018 decreased 15.9% from 2017.
